Communities in the Dayton Region offer a wide range of support for new and expanding businesses to allow flexibility in addressing areas of potential risk and increasing speed to market. Communities can develop custom programs for companies to address specific needs, our experienced project teams can help navigate the approval process.
Opportunity Zones
Created in 2017 as part of the federal tax reform law, the Opportunity Zone program is a way to drive investment into urban and rural areas that have struggled to recover post-recession. The law allows investors in designated zones to take advantage of capital-gains tax deferrals in return for long-term investments in low-income and high-poverty communities
Community Reinvestment Area (CRA)
Economic development tool administered by municipal and county government that provides real property tax exemptions for property owners who renovate existing or construct new buildings.
Tax Increment Financing (TIF)
Economic development mechanism available to local governments in Ohio to finance public infrastructure improvements and, in certain circumstances, residential rehabilitation.
Enterprise Zones
Economic development tool administered by municipal and county governments that provides real and personal property tax exemptions to businesses making investments in Ohio.
Regional Port Authorities
Port Authorities can provide a sales tax exemption on construction materials purchased in Ohio for economic development projects. The Port Authority can offer an exemption from sales tax on construction materials that are integrated as part of the real property or incorporated into the completed structure.
Montgomery County Economic Development/Government Equity (ED/GE) Grant
Designed to benefit companies that create and retain local jobs by investing in their growth in Montgomery County.
Greene County Economic Development Incentive Program
Assists with company expansion and/or to hire additional Greene County residents. The award of an EDIP Grant is based on a number of project factors, including but not limited to: job creation, additional payroll, fixed-asset investment commitment, alignment with County strategic goals, and project return on investment.
New Markets Tax Credits
Incentivizes community development and economic growth through the use of tax credits that attract private investment to distressed communities.
Transportation Improvement District (TID)
Montgomery County Transportation Improvement District (TID) is a special-purpose local government created by the Montgomery County Board of Commissioners in 2001 to finance and expedite high-priority transportation improvement projects that support significant economic development in Montgomery County and its region.
Foreign-Trade Zones
Benefits can include expedited shipments, reduced transportation costs, reduced paperwork, quota-restricted materials, duty deferral, duty elimination, duty reduction, customs fees management, or state inventory tax exemption.
Community Improvement Corporations
Nonprofit corporation organized under Ohio law for the sole purpose of promoting, advancing and encouraging the industrial, economic, commercial, and civic development of the area.
