TROY— Troy Experiment Farm Road has received JobsOhio SiteOhio authenticated status. The authenticated site status ensures a new company that the site is free of any detriments that may slow or stop development.

Troy Experiment Farm Road consists of 66 total acres and is located at 1401 Experiment Farm Rd in Troy, OH. The property is visible from I-75, has access to all utilities, and uses municipal water and sewer. Currently used for agriculture, the property is in an industrial setting with notable major employers such as Pella, Hobart Brothers, Peak Foods, and F&P America. The site is owned by the Troy Development Council and is ready for development.

“The City of Troy is where workers come to thrive,” said the Troy Development Council CEO, Joseph Graves.  “The city’s robust economy, strong manufacturing presence, and workforce initiatives make it an ideal location for business.”

Located in Miami County, the site has access to a large labor pool of over 54,000. The site is ten miles from Piqua Airport at Hartzell Field and 15 miles from the Dayton International Airport. Miami County is home to strong companies in Manufacturing, Health Care and Social Services, Retail, and Education.

“Having an available site ready for development on day one is often the difference between winning a project or seeing that investment go to another state,” said J.P. Nauseef, JobsOhio president and CEO. “The authentication of the Troy Experiment Farm gives us an ideal location near the Dayton Airport and the large workforce pool that can serve as a critical advantage for attracting new job opportunities to Miami County.”

Honorable Mayor Robin Oda states, “The City of Troy has been a manufacturing hub for generations. With the purchase of this industrial site and with Site Authentication, the City of Troy and the Troy Development Council hope to create state-of-the-art career opportunities for future generations.”

The Troy Development Council, The City of Troy, and the Dayton Development Coalition collaborated to inventory the Troy Experiment Farm Road’s compelling features that make it ideal for business.

“Troy Experiment Farm Road has been deemed among Ohio’s top sites,” said Julie Sullivan, the Dayton Development Coalition’s executive vice president for regional development. “The site’s visibility from I-75, utilities, and surrounding community are just some compelling features that make it ideal for business.”

SiteOhio is a one-of-a-kind site evaluation program offered by JobsOhio. The program goes beyond the common certified site process and puts properties with industrial zoning through a more stringent and comprehensive review and analysis. SiteOhio authentication guarantees that all utilities are on the property and have adequate capacity, that due diligence studies have been completed, and that all state and federal entities have provided concurrence with the studies.
