JobsOhio Awards OSIP Grant for First Industrial Building in Trotwood in Over 20 Years

Trotwood— GATED Properties Global I, LLC announced plans to build a 200,000 square-foot speculative industrial facility in Trotwood, Ohio. This building will catalyze future development at GATED Properties Industrial Park.

“GATED Properties Industrial Park will spark further economic development in the Trotwood community and attract businesses to the State of Ohio and the Miami Valley,” said GATED Properties Global Principal Adin Penn. “Without JobsOhio and their OSIP program, it would not be financially viable to develop this site.”

Previously used for agriculture, the site will be converted into a 600,000+ square foot industrial park. To jumpstart the industrial park, GATED Properties will add a 200,000-square-foot speculative building with the option to be divisible by 50,000 square feet.

“The GATED Properties Industrial Park is at an ideal location, with access to highways and two airports in the heart of the North American supply chain,” said J.P. Nauseef, JobsOhio president and CEO. “The addition of this 200,000-square-foot spec facility at the industrial park will make the Miami Valley an even more attractive destination for future investment and job growth.”

The facility will provide the City of Trotwood the opportunity to draw attention regionally and statewide and will create numerous job opportunities. The site’s proximity to two airports, major freeways, and central Midwest location with easy access makes it an optimal location for growing manufacturers or active distribution centers.

"This is one of the largest investments in the City of Trotwood in many years and the City is proud to support the development with a 15-year 100% tax abatement to support the competitiveness of this site to attract businesses,” said Trotwood City Manager Quincy Pope. “This development will put the City of Trotwood in a comparative and competitive position in the region to attract businesses that will create living-wage jobs right in the Trotwood community.  Given our proximity to Dayton International Airport and the I70/I75 exchange, we look forward to continuing industrial development with our partner GATED Properties Global and working together to bring quality businesses to the Trotwood community."

The project will target local logistics and manufacturing companies searching for a location to expand and national businesses wanting a foothold in the Midwest region.

“This is the first industrial facility to be built in Trotwood in almost twenty years,” said DDC’s Executive Vice President of Regional Development Julie Sullivan. “The lack of vacancy in the West Dayton industrial submarket presents the City of Trotwood the opportunity to have a positive impact on the submarket’s economy.”

This project is a result of the collaborative efforts among GATED Properties Global, JobsOhio, the City of Trotwood, and Trotwood Community Improvement Corporation (TCIC). Montgomery County, and the Dayton Development Coalition.

JobsOhio approved an Ohio Site Inventory Program (OSIP) grant. OSIP offers grants and low-interest loans to support speculative site and building development projects with no identified end user. The primary goal of OSIP is to fill gaps in Ohio’s real estate inventory with real estate targeting near-term sector wins to ensure our state is more competitive for reactive site selection projects.
